Higgins Termite 3 Year Contract Approved
Thank you for your vote to approve the three-year Higgins Termite contract. We had 22 yes votes and 3 no votes. This 3-year contract will enable the Association to maintain the service and price which has not increased in the last few years.
New 2022 Budget Approved
The Board approved the 2022 budget at the last Board meeting on September 8, 2021.
The monthly assessment is increasing to $400 per month. The new monthly assessment will start January 1, 2022.The main driver of this increase is the need to increase our reserve contribution which has been recommended by Reserve Associates, the company that does the reserve studies. The reserve contribution is being increased from $35,616 in 2021 to $43,080 in 2022. This increase in reserve contributions is needed to cover the cost of replacing five roofs over the next four years. We estimate these five new roofs will cost $200,000.This year we have already spent $49,541 from the reserve account for a new roof ($36,748), pool furniture ($8,510), driveway slurry ($3,300) and $983 for touchup painting. We recently started repairing the decks on four balconies. An estimated cost of $12,000 will be taken out of the reserve account to cover this expense.
We are also projecting cost increases in most of our budget line items including, plumbing, tree trimming and care, insurance, utilities, attorney fees and landscaping. The last increase in monthly assessments was in 2019. You will receive the 2022 Annual Budget and the Reserve Study Executive Summary in November.
The new budget will include the full cost of cleaning the lateral sewage lines and provide some new tree care for disease and fertilization for common area and patio trees.
Community Maintenance Schedule
Roof inspections and maintenance – Monday & Tuesday, October 4 & 5
Maintenance will be performed on buildings 1 & 2 (350-364).
Precise Roofing will also conduct an inspection on all remaining buildings, as well as sweep the gutter guards on all buildings. Please keep your windows closed so you don’t get any dirt in your home from the roofs.
Garage door & light fixture cleaning – Tuesday October 5
Anthony will be cleaning the pagoda lights, garage lights and pressure washing the garage doors. Please keep your windows closed on the garage side to prevent any water from getting into your unit.
The garage hydro-jetting – Saturday, October 23 & Saturday, October 30.
Hydro-jetting is the process of using a high-pressured flow of water to scour the interior surfaces of the plumbing pipes, removing scale, tree roots, grease and other debris that's built up inside the pipe walls over time. We encourage everyone to participate in this cleaning. The price for this service is still only $90 and this year Partners will bill the owners directly for this service. Please do not write a check. The cost to the Association for this service to camera and clean the lateral lines averages $120 per unit.

Main sewage line cleaning - Tuesday, November 2
Hydro-jet all the main lines and camera the main line under unit 4400 to see if we killed off the bamboo.
Termite Inspections & Treatment - Thurs. Fri. Sat. December 9 – 11
The cost of the termite inspection and treatment is covered by the HOA.
Please call 818-768-2614 for your appointment early, especially if you need a Saturday visit.
This is a mandatory inspection, all homeowners/renters are required participate. Every unit share walls and internal structural beams with neighbors, therefore it is crucial to the overall health of the buildings that every unit is inspected and treated.
Tree Root Killing Crystals
It is safer not to put any chemicals into the drain from an environmental standpoint. The Arborist also does not recommend using chemicals as they could harm the trees.
Board Election
The election date for new Board members has been set for February 1, 2022. You will receive the first notice of the Nomination and Procedure in late October. Please consider helping the community by running for one of the two open positions on the Board.
