Budget 2021
The board has approved the annual budget for 2021 and there will be no increase in the monthly dues. With the 2021 budget we will continue with the important maintenance for association needs, as well as the required funding for reserves. You should receive the budget package within the next few weeks.
We expect the 2021 budget is going to be very tight because we still need to pay back money we borrowed this year from reserves. We are also expecting costs to go up for labor, materials and insurance in 2021.
Ring Video Doorbell Recall:
Ring Video Doorbell (2nd Generation) Recall
The video doorbell’s battery can overheat when the incorrect screws are used for installation, posing fire and burn hazards. This recall involves Ring Video Doorbell (2nd Generation), model number 5UM5E5 smart doorbell cameras. Only Ring Video Doorbell (2nd Generation) models with certain serial numbers are included.
*This notice only affects the Ring Video Doorbell (2nd Generation) 2020 release, not to be confused with the Ring Video Doorbell 2, Ring Video Doorbell 3, Ring Video Doorbell Pro or Elite.

Acceptable Items:
Special $8.39 Handling Fee Required*: Air conditioners, air compressors, dishwashers, drinking fountains, freezers, gas chainsaws, lawnmowers, gas leaf blowers, mattresses/box springs**, refrigerators (empty and doors removed), stoves, tires, washers/dryers, water heaters and softeners
No Special Handling Fee:
Bed frames, chairs, couches, cribs, dressers, furnaces, large plastic toys, metal furniture, propane/oxygen tanks (emptied, and valve removed), tables, TVs
*As of July 1, 2019, a Special Handling Fee ($8.39/occurrence) will be charged for these items. This fee puts the added costs incurred during pickup of these items onto the customer requesting the service instead of all rate payers.
FYI: MyGreenCondo– data leak
We just learned the MyGreenCondo website used by our old property management company ONIT had a data leak and your password may have been stolen. If you use this password for other sites you should consider changing your password at your other sites.
I received a notice that there was a data leak from this website and was advised to change my password on several websites that I use on a regular basis.
Garbage Cans
Please be considerate of your neighbors when you put out your garbage and recycling cans so that others do not have to move them. During the pandemic everyone is reluctant to touch cans that belong to someone else. Also, try to leave a foot between cans so the garbage truck driver does not have to leave his truck to move them. If you place your cans outside of your garage, please make sure you leave enough space for your neighbor’s cans so they don’t have to move your cans.
New Property Management Company
Partners Community Management has assumed management of the complex effective November 6, 2020. Please make sure you return all of the documents sent to you by Partners, to insure a smooth transition. The consent to electronic transmission of communication would help to cut the postage costs to the Association.
