A Call To Community

We live in a community, a condominium community. We each own our individual townhomes; but we share a common space. At times, we are called to participate in communal responsibilities. At times, we must become aware of our neighbors and how we might be impacting them.

That sounds very lofty; but actually it comes down to drain cleaning, roof maintenance, and termite control. Think about it. If your drain gets clogged, it could clog your neighbors’ toilets. If you let termites fester in your home, they will spread to everyone else.

Fortunately, your Board has installed regular drain, roof and termite controls. And, all of these have been scheduled to happen this Fall. Everyone needs everyone else to participate in these basic controls. Here’s when they are going to occur.

UPCOMING FALL MAINTENANCE

Hydro Jet Drain Cleaning:

Garage drain inspection and hydro-jet cleaning is scheduled for Saturday, October 5th. Top Contender will begin work at 9:30, starting with building 1 (units 350-356), and work their way through the property. Any units not completed by end of day will be finished on Saturday, October 12, 2019.

The board strongly encourages everyone to participate. The charge for each participating household is just $90 for the service. Flyers were dropped off on Monday in everyone’s mailbox with more details, and a pdf copy can also be accessed here if you still need one.

Please complete the bottom portion of the form and drop it off with your check made out to Toluca Townhouse No. 3 HOA to the association mailbox before Friday, October 4th. Our last inspection showed significant blockage and roots in many homeowners’ pipes prior to cleaning, so this is crucial preventative maintenance that will help prevent plumbing problems within your unit as well as your neighbors’!

Additional Scheduled Maintenance:

  • Roof maintenance is scheduled for sometime in November (date not determined yet) for building 5 (units 4424-4438). Precise Roofing will also conduct a walk through on all remaining buildings, as well as sweep the gutter guards on all buildings.

  • Annual termite inspection has been scheduled for Thursday, November 21st, Friday, November 22nd and Saturday, November 23rd. Cost of termite inspection and treatment is covered by the HOA, and the board is looking for full participation of all units. Notices will be posted to all homeowners by Higgins in early November to schedule time slots for the inspection. A pdf copy can also be accessed here so you can schedule your visit now.

PLEASE NOTE: This is a mandatory inspection paid for by the HOA, and all homeowners must participate. Every unit shares walls and internal structural beams with neighbors, therefore it is crucial to the overall health of the buildings that every unit is inspected.

  • Tree trimming of in-ground trees on the property (including within individual patios) is tentatively scheduled for November 5th and 6th with Flintridge.

Tip of the Month:


Recently, we replaced all of the front door porch light fixtures. These are very important for your visitors, and also for your safety. It’s a good idea to light your porches from dusk to dawn, everyday. This is easily accomplished by purchasing an LED light bulb that is sensitive to light. These clever bulbs turn on at dusk and off at dawn. AND, they last forever. They are LED miracles! Please think of your safety and that of everyone else by purchasing and installing one.
