Happy January everyone—hope everyone has had a wonderful start to 2019!

 

The board is working on organizing a new maintenance item: dryer duct cleaning. This is something that most homeowners do not consider doing, but can be very important for fire prevention. For example, one of our very own board members found a bird’s nest(!) in their dryer duct in the past. Our management company has witnessed a furnace with a clogged duct smoke out an entire house, causing the fire department to respond and make sure that no fire would ensue.

Action Duct Cleaning normally charges $149 for the duct cleaning, but if we are able to get at least 25 units to participate, they will only charge $45 per unit. The work would be completed on an upcoming Saturday. Please click here and complete the form by February 4 to let us know whether you would like to participate.

 

At year’s end, the HOA financials are in good shape. The monthly financials are sent to all owners by the management company. They are also available at My Green Condo.

The earthquake insurance payment that was borrowed from reserves for our 2018 policy has been paid back in full.

Our earthquake insurance has renewed with our agent, Timothy Cline. There was a small decrease in the premium without loss of coverage.

Maintenance Updates:

-Trees were trimmed on the property in early December. Due in part to rainy weather, Flintridge was unable to complete all the trees in the common areas. Our gardeners will work on them as needed.

-The City of Burbank has finally removed the dead tree on the Kling Street parkway.

-A sewer line was repaired between units 4426 and 4428, after a crack was discovered from the camera work during the last hydrojetting/garage drain cleaning. When Moe’s Plumbing unearthed the pipe, the crack was larger than expected and a break in the line would have been much more costly to repair and clean up. We were lucky to have discovered it before any damage was caused.

-The main drain cleaning is scheduled for March 5th and 6th. We will be doing a camera inspection in addition to the cleaning as a preventative measure, as the main lines haven’t been inspected by camera for three years.

-Other upcoming projects include the addition of lights in the landscaping along Clybourn for increased visibility and safety, as that section is considerably darker than the Kling Street side of the property.

PLEASE NOTE: The annual election meeting is scheduled for April 1, 2019 at Spirit Works. There will be two open positions on the board. Please consider joining the board. Tip of the Month: EARTHQUAKE SAFETY

This month is the 25th anniversary of the Northridge earthquake. As we all know, another large earthquake can happen at any time. Some helpful resources:

ShakeAlertLA: A free app for your smart phone recently released by the city of Los Angeles that can give you an alert for any local earthquake of 5.0 or above. Using the app could give you and your family a few extra seconds to take proper cover when a quake hits.

The Big One: Your Survival Guide: A free podcast available on Apple Podcasts from the public radio station, which has a lot of information on earthquake preparedness and safety.

Please take a few minutes to make sure you are prepared in the event of a major earthquake.
